Mersco Restoration & Renovations is a commercial restoration and renovation contractor serving commercial and multi-family properties across multiple regional markets. Our work is led by Tom Merson and Shane Garrett, backed by 30+ years of restoration experience and a portfolio of more than 1,000 completed projects.
Decades of Restoration Experience, Now Under One Mersco Brand
Tom and Shane have known each other for years. When they looked at the Space Coast, the gap was obvious: hundreds of aging coastal condos, hotels, and commercial buildings, and a real shortage of contractors doing remedial restoration the way it should be done. So they started Mersco.
Tom brings the contracting infrastructure, 30+ years of trade depth, systems, and methodology refined across hundreds of commercial projects. Shane brings the local roots, community relationships, and the operational discipline that comes from two decades managing complex situations under pressure.
That Cocoa Beach operation became part of a broader Mersco footprint. Today, Mersco serves commercial and multi-family properties through regional operations in Central Florida, South Florida, and the Eastern Shore while keeping the same restoration-focused approach at the center of the company.

Tom Merson
Tom is an Ocean City, Maryland local who grew up in the trades, learning commercial renovation alongside his father and brother. He went on to build East Coast Contracting into one of the larger GC firms on Maryland’s Eastern Shore, with three decades of work focused on remedial restoration of coastal commercial buildings.
That portfolio, which covers hotel conversions, multi-building condo restorations, parking structures, EIFS and stucco systems, structural concrete, and full exterior cycles, is the foundation Mersco is built on. Notable projects include the 40-unit Tides Edge Condo restoration and the DoubleTree by Hilton conversion, a full exterior renovation including concrete repair, EIFS, and Nichiha siding.
Tom is Mersco’s technical lead and remains closely involved with projects, walking properties with owners and working alongside project teams.
Shane Garrett
Shane is a Merritt Island local. He started his career in construction, then spent 20+ years in law enforcement serving Brevard County. The leadership and operational discipline that career demands translate directly to running multi-scope restoration projects.
Shane handles Mersco’s day-to-day project management in Central Florida. He coordinates crews, schedules work across phases, communicates with property managers and HOA boards, and keeps projects moving on time.
He’s also genuinely tied into the community. He has served as Vice President of the Merritt Island Little League Board, regularly collects local business sponsorships, and stays networked with organizations across Brevard County. Those roots remain an important part of Mersco's Central Florida operation as the broader company serves additional regional markets.
